The accommodation includes three generous double bedrooms and one single room, all dressed in luxurious hotel-quality white linens to ensure a restful night’s sleep. With two bathrooms and an additional WC, there’s no need to wait for your turn.

Just a stone’s throw from Sheringham’s renowned Blue Flag beach, as well as local cafés and pubs, Ivydale’s central location means you can leave the car behind and enjoy everything this delightful seaside town has to offer. House Layout

Ground Floor

Ivydale is entered through the rear courtyard, leading directly into the spacious and airy farmhouse-style kitchen. Here, guests will find a bright, welcoming space with ample storage and all the utensils and cookware needed to prepare delicious meals for family and friends. The kitchen is well-equipped with an Aga, fridge, freezer, washing machine, dryer, microwave, kettle, toaster, and a variety of gadgets to ensure you can cook with ease. The dining area features a large table with seating for seven.

The ground floor’s high-ceiling hallway provides access to the piano room, lounge, and a convenient under-stairs WC.

The piano room is a delightful space, complete with a Carton piano, books, games, a games table, a wood burner, and a cosy sofa, making it the perfect play area for children.

At the front of the house, the lounge offers a bright, relaxing space, with a large window letting in plenty of natural light. Guests can unwind on comfortable sofas, enjoy the warmth of the wood burner, and watch their favorite shows on the Smart TV (not connected to terrestrial). Coffee and side tables complete this cosy living area.

First Floor

The first floor provides access to three bedrooms and a spacious family bathroom.

Bedroom 1 is a well-proportioned double room, offering ample storage, bedside tables with lamps, and lovely views toward the sea at the rear of the property.

Bedroom 2 features a charming metal-framed double bed, complemented by period details and a large bay-style window that fills the room with natural light. It also includes bedside tables, lamps, and storage drawers.

Bedroom 3 is a single room with plenty of natural light, overlooking Morris Street.

The family bathroom is generously sized and includes a bathtub, walk-in shower, wash basin with mirror, and WC.

Second Floor

The second floor of Ivydale is where guests will find bedroom 4 which offers a spacious king size bedroom with wonderful sea views. The room offers drawers for storage as well as bedside tables and a lamp in the corner of the room. This bed can be split into 2 singles upon request (please note 1 weeks notice is required)

There is an extra family bathroom with walk in shower, wash basin and WC.

The family bathroom is generously sized and includes a bathtub, walk-in shower, wash basin with mirror, and WC.

Outside

The front of the property is purely decorative, as the front door is no longer in use due to past flooding.

At the rear, you’ll find a charming enclosed courtyard, perfect for relaxing. It provides plenty of storage for beach gear, as well as comfortable outdoor furniture for everyone to enjoy. A side alley offers convenient access to the property through a gate leading directly into the rear courtyard.

Notes

Heating: Gas central heating throughout.

Pets: Unfortunately, pets are not allowed.

Parking: On-street parking is available directly outside Ivydale and in the nearby streets. A large pay-and-display car park is also located on the same street.

WiFi: Complimentary WiFi is provided.

Linen & Towels: All linens and towels are included in the rental price.

Please note: Due to previous flooding, access to the property is through the rear courtyard, as the front door is no longer in use.

A short 10-minute drive brings you to Cromer, another charming coastal town, home to the world-famous pier show and all the essentials for a seaside day out.

Head inland for 10 minutes, and you’ll arrive in Holt, a picturesque Georgian market town brimming with independent boutiques, bars, and a lively food scene.

Further along the coast, you’ll discover the charming destinations of Wells-Next-the-Sea, Burnham Market, and Brancaster, along with many quaint villages perfect for exploring as you enjoy a scenic drive along Norfolk’s stunning coastal road.
